Off-Plan Projects in Al Jaddaf, Dubai

Al Jaddaf is a waterfront district on Dubai Creek, positioned between the creek and the Business Bay extension, with road access to Downtown Dubai, Business Bay and Sheikh Zayed Road. Its name translates as "The Rower" in Arabic, a reference to the area's maritime heritage.

Today the district mixes residential towers, hotels and cultural venues along the creek, including Dubai Culture Village. New supply is mostly apartment towers, and Binghatti is one of the most active developers here, with towers including Binghatti Starlight, Binghatti Twilight, Binghatti Starfall and Binghatti Spectre.

Why buyers look at Al Jaddaf

• A central creek-side address. The district sits between Dubai Creek and Business Bay, so Downtown Dubai, Business Bay and the older creek neighbourhoods are all close by road.
• Rail and water transport. Al Jadaf Metro Station on the Green Line and the Al Jaddaf Marine Transport Station both serve the area, which is unusual for a district with this much new-build apartment supply.
• Apartment-led launches. Current projects on this site are apartment towers with studios through to three-bedroom homes, which suits buyers looking for a smaller, city-connected unit rather than a villa.
• An established developer presence. Binghatti has delivered and launched several towers in the district, so buyers can look at completed neighbouring buildings before committing to an off-plan one.

Al Jaddaf is a mixed district rather than a gated master community. Along the creek, Dubai Culture Village and a row of hotels, including Marriott Hotel Al Jaddaf, Al Jaddaf Rotana Suite Hotel, DoubleTree by Hilton Dubai Al Jadaf and Premier Inn Dubai Al Jaddaf, give the waterfront its character, while newer residential towers sit further back from the water.

Most new towers include their own resident amenities, such as podium pools, gyms and landscaped decks, so day-to-day facilities are largely building-based. For wider shopping, dining and leisure, residents typically head to nearby Downtown Dubai, Business Bay or the creek-side neighbourhoods.

• Metro: Al Jadaf Metro Station is on the Dubai Metro Green Line and opened in March 2014. Creek Station, the Green Line's western terminus, is the next stop.
• Bus: Bus routes serving the district include C04 and 44.
• Water: Al Jaddaf Marine Transport Station runs water-bus services to other creek-side destinations.
• Road: The district has road access to Downtown Dubai, Business Bay and Sheikh Zayed Road. Journey times depend on the exact building, destination and traffic.
